Septic Locating

Even with today's modern installations, the majority of Septic System Components are hidden below grade. This aspect makes it difficult for new property Owners, not having any records, where to direct Septic Service companies. Cesspools are also still active in older homes and even harder to find. The Septic Inspector implements expertise and various methods of technology to locate and expose the Solid Waste Containment component for essential maintenance. Once your Solid Waste Containment area or Septic Tank is accessible an opened for viewing, the layers of solids can be measured to determine if a pumping is needed. Note, frequent pumping of Tanks is not a good practice due to the abundance of organisms. Many variables such as; tank size, occupancy or frequency of use by individuals and number of compartments dictate how often a particular vessel needs to be pumped out. Cesspools require more frequent pumping per their primitive creeping failure design. At this time, it may be opportune to install an extension riser system with a cover at grade for convenient access. However, having the right riser installed is important as most are inferior due to design being subjected to frost heave.

Septic Systems (aka - Onsite Waste Disposal Systems) vary greatly in design from older Cesspools to more commonly installed Septic Tanks with Asbsorption Fields (aka - Leachfields). Due to the need of developing properties with challenging soils, hindering effluent dispersal, many modern day advanced treatment systems have evolved. State Regulations will classify the above as; Pre-existing non-conforming, Conventional and Alternative. The majority of older systems being installed in rural areas are victims of absolutely none or poor records in municipal property files prior to the year 2000. Real Estate Septic Inspections are critical for both New installations and Pre-existing systems. New systems can have component issues which may be revealed during the testing period. Pre-exisiting systems can have issues due to age, installer inadequacies, lack of maintenance, abuse and nearing or at the end of useful life. Exercise caution when searching for a Septic Inspection. Those who advertise a simple "Dye Test" are likely to lack the skills necessary to perform a methodical and substantive evaluation. They most always neglect to locate and expose a Cesspool or Septic Tank access cover. A Hydraulic Load Test is the most informative method to assess the functionality of the entire Septic System.
